Rooms as "Services"

Each room type or individual room becomes a "service" in BookPoint. A 6-room guesthouse would create 6 services: Standard Double, Deluxe Double, Family Suite, Garden View Single, etc. Each has a price (per night), a capacity (max adults + children), and a description with photos.

Check-in and Check-out as Appointment Slots

A 2-night stay from Friday check-in (15:00) to Sunday check-out (11:00) is modelled as an appointment: start time = Friday 15:00, end time = Sunday 11:00. The room is blocked for that entire duration. No other reservation can overlap with it.

Cleaning Buffer Between Stays

After every check-out, the room needs to be serviced before the next guest arrives. BookPoint's buffer time feature adds a 2–3 hour gap automatically after each reservation. You configure the buffer once per room, and it's applied to every booking automatically. No more "oops, double-booked before cleaning" situations.

Deposit at Booking (coming soon)

Collecting a deposit at the time of booking is one of the best ways to eliminate no-shows. Booking deposit collection is coming soon to BookPoint — in the meantime, 24h automated reminders significantly reduce no-show rates for accommodation bookings.

Automated Email Confirmations and Reminders

When a guest books, they receive an instant confirmation email with: reservation number, room details, dates, total price, and property address and check-in instructions. A reminder is sent 48 hours before arrival. All templates are customisable per language — German guests get their confirmation in German, French guests in French.

The Availability Calendar

The owner or manager dashboard shows all rooms in a multi-column calendar view. Each column is a room; the horizontal axis is time. At a glance you can see which rooms are occupied, which are free, and which are in the cleaning buffer. New reservations can be added directly from the calendar — useful for phone or walk-in bookings.

Direct Booking vs. OTA Dependence

Many small properties rely heavily on Booking.com, Airbnb, or Expedia to fill rooms — and pay 15–25% commission on every reservation. Direct bookings through your own website cost nothing beyond the booking software subscription.

FAQ

Can I sync with Booking.com or Airbnb?

Not via a two-way channel manager (that's a specialised and complex integration). BookPoint is designed to be your primary direct-booking channel — the goal is to reduce OTA dependence, not sync with them. For properties that want to continue using OTAs in parallel, we recommend managing OTA bookings by manually blocking the relevant dates in BookPoint to prevent double-booking.

What if a guest wants to stay 5 nights?

BookPoint supports custom-length bookings. When configuring a room as a service, you can set the minimum and maximum duration. A guest can then select their check-in date and the number of nights, and the system prices accordingly (nightly rate × nights + any cleaning fees).

Can I add a cleaning fee?

Yes — add a fixed fee when creating the room service. The booking summary will show the nightly rate, number of nights, cleaning fee, and total clearly.
